Inspection, Verbal Report & Written Report Analysis
Every inspection conducted by A Aa Building Inspection Service, Inc. involves three components. The physical inspection of the property by our professionals, the on-site verbal report, and the subsequent written report. If provided by the client on the date of inspection, our evaluation will include a comparison of the inspected structure against all building permits, certificates of occupancy, and any engineering, hydrological or geological reports ever issued by the local building authority. Our reports clearly and objectively demonstrate both the observable benefits and limitations of any building. The information contained in our reports provides valuable and reliable negotiating knowledge toward informed ownership, leasing, and conversion of buildings.
A preliminary negative findings verbal report will be provided to you or your authorized agent, on site and at the time of your scheduled inspection. The inspector will review any primary areas of concern about the property. The inspector may further recommend that you seek other professional advice in areas such as termite/pest control, geological conditions, and hazardous materials. A final detailed written report will be delivered 5 to 6 business days later via UPS C.O.D. (charge on delivery). Your written report will be the key to evaluating the next steps in your acquisition of the property. Expert Witness Testimony
Inspections and evaluations of the structure can be conducted for the express use of expert witness testimony in governmental hearings, and also for presentation in legal court proceedings. A Aa Building Inspection Service, Inc. has been providing expert witness testimony in cases since 1975.
Special hourly rates for this level of expertise are quoted by request. Photographic documentation can further be made available at an additional cost.
